Prices and discounts

The prices apply for a minimum stay of 4 nights per apartment and night, with occupancy of minimum 2 persons.
For every additional person we charge 16 €/night.
The prices include: Bed linen, hand and bath towels, fully equipped kitchen, TV and radio, electricity, Cold and hot water, heating and the final cleaning.

As of 01.01.2024, we are committed to collect a community residence tax of 2,50 € per person and night for all persons over 14 years.

Discounts for children

1 child up to 6 years of age living with us free of charge in parents’ room. From 6 years we charge € 17.00 for each child.
Baby equipment is available free of charge upon request.

Pets

For your four-legged family members we Charge 15 € per day (food is not included)
Please bring your own basket or blanket for your pet. Since dog litter may pollute the grass and hay for our cattle on the meadows, we kindly ask you to bring litter bags for your four-legged friends and to always keep your animals on a leash on the farm premises.

Additional charges and terms of payment

Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 200 € per week has been paid.
Please fill in your name and the date of your stay as the purpose of payment.

For stays of less than 4 days there is a surcharge per person and night of 20 %

The fee for final cleaning is already included in the price.

Payment:  Please pay cash on site.
Since December 31^th 2021, according to the Legislative Decree 201/2011, in Italy it is no longer allowed to pay amounts above € 999.99 in cash. The following payment methods are accepted: non-transferable check, bank transfer.

Arrival and departure

Arrival: On arrival day, we expect you starting from 15. Of course, you can also arrive earlier, but the apartment will ready for you only at 15. In case of a delay, we look forward to receiving a message from you.
If you plan to arrive on Sunday, the apartment will be ready for you only at 06.00 pm – Thank you for your kind understanding

Departure: On departure day, please leave your holiday apartment not later than 9.30. Other times are possible upon request.

Cancellation

Cancellation conditions according to Article 1382 Civil Code

In case of a delay, we kindly ask you to inform us in advance. Cancellation are always unpleasant – for you and for us. It is a pity if our apartments remain vacant, although others would like to come.

According to Article 1382 of the Civil Code, you may cancel your reservation without any cancellation fee up to 60 days before the arrival date.

In case of a cancellation in the period between the 60^th day prior to arrival and the arrival day, we charge following cancellation fees:

- Cancellation up to 28 days before arrival: 50 % of the agreed total price;

- Cancellation less than 28 days prior to arrival: 80 % of the agreed total price.

In case you don’t take over the booked apartment for the agreed period without a cancellation, you are required to pay 80% of the agreed total price. In case of early departure or late arrival, you will fully pay the price for the days you stayed, and 80 % of the agreed price for the remaining but unused services.
